In 1990 after working with the Bank of Hawaii on Guam, Tamio S. Clark established Blue Pacific Realty as an independent Real Estate firm to cater to the special needs of Japanese clients on Guam.  There was a special need at the time to have a local representative assist property owners in navigating around the requirements for development projects, including assistance in acquiring the necessary government approvals as well as overall business consulting services for the main offices overseas concerning development on Guam. In the early 1990’s when the Japanese economy suffered a devastating downturn, many Japanese property owners and banks holding mortgages needed to dispose of their holdings.  Blue Pacific Realty assisted several of these companies and worked in conjunction with the banks to successfully sell their holdings, a practice which continues to this day. Blue Pacific Realty expanded in 1995 when several experienced real estate agents joined to form a successful sales team. This team would work with sales and rentals, serving both residential and commercial clients. In the first decade of the new millennium Blue Pacific Realty was successful in the sale of a large tract of land that was developed into the Paradise Estates Subdivision. The firm assisted both the Seller and Buyer, culminating in an agreement that was satisfactory and beneficial to all parties.  During this time, Blue Pacific Realty also assisted Fujita Kanko in selling their former hotel site in Tumon as their exclusive agent, and shortly thereafter, also sold Takayama Bussan’s holding in Windward Hills Golf and Country Club. Since its inception, Blue Pacific Realty has been able to adapt to the ever changing economic conditions on Guam, consistently doing well in the face of continued economic uncertainty. Despite the depressed real estate market in 2011, Blue Pacific Realty was able to make the year one of its best--selling the Aurora Resort (former Okura Hotel) in Tumon to a Taiwanese group, the Guam Sanko Transportation building along Marine Corp Drive to Security Title, and the Lamlam Tours building (former Tsang Brothers location) also along Marine Corp Drive to Reliable Builders. The total value of properties Blue Pacific Realty was able to sell for its clients that year was over $30,000,000. PLAN YOUR MOVE Most rental vacancies occur during the summer months.  This is the period when military families, and local families usually depart Guam.  This is the prime period for moving, with thousands of properties flooding the market.  It's still possible to find a home year-round, but summer is the best time. KNOW THE MARKET It's important to know the going rates for the property type you desire.  Any landlord in the MLS will  be advised by their Agent to price their property at market price, and landlords usually want to stick to that price tag.  However, our Blue Pacific agents many times can negotiate them down.  With that being said though, its important for you to adjust your expectations for what is available on the market within your price range. KNOW YOUR BUDGET Beyond monthly rent, there are other fees which may come into play:  Common area fees, landscaping fees, pool cleaning, power, water, internet, cable TV, telephone, etc.  Each property has its own fee requirements.  Some landlords (for an extra fee) will cover some utilities for you (however they usually charge more than if you were to obtain it yourself).  A Blue Pacific Agent can work with you to help establish your monthly budget.
