Please incorporate the following into addendum when submitting a lease offer: Addendum Language 1. Tenant, at the Tenant's expense, shall clean and replace as required the filters of the air conditioning unit(s) on a regular basis. 2. Owner at Owner's expense, shall ensure the unit is clean prior to occupancy. Upon move out, Tenant agrees to have the property/premises professionally cleaned at Tenant's expense prior to vacating and surrendering the property back to Landlord. Tenant shall provide the cleaner's receipt to Landlord upon completion. In the event Tenant does not get the unit professionally cleaned prior move out inspection, Tenant agrees that a $350.00 (three hundred fifty dollars) will be deducted from the security deposit. 3. Clogged drains and toilets shall be the Tenant's sole responsibility to repair it's due to neglect and not normal wear and tear. If there is more than 1 toilet; response time within 7 days and complete repairs within 30 calendar days. 4. Tenant, at the Tenant's expense, shall be responsible for replacement of light bulbs, AC remote batteries and smoke alarm batteries. All windows and sills should be cleaned inside and out, ensuring no dust or lizard droppings remain. 5. Tenant will promptly report any maintenance issues to Owner or Property Manager. Tenant agrees to cooperate with owner and their maintenance employees in the scheduling and performance of any necessary maintenance work. 6. A walkthrough inspection shall be conducted with the Tenant and the Owner/Property Manager to note the conditions of the premises. a. The first inspection to be conducted prior to occupancy. Any items that need to be repaired, replaced, or serviced shall be noted on the move-in inspection report and addressed by the Owner, at Owner's expense, within TEN (10) days after move-in. b. Pre-Move-Out Inspection Requirement and Waiver Prior to the Tenant's move-out, the Landlord shall offer the Tenant an opportunity to schedule a pre-move-out inspection of the premises, to be conducted within 30 days before the end of the lease term. The purpose of this inspection is to identify any damages or conditions that may require repair or may result in deductions from the security deposit. Tenant shall make reasonable efforts to cooperate and participate in the pre-move-out inspection. If Tenant fails to respond to the Landlord's request to schedule the inspection, refuses access for the inspection, or otherwise fails to participate, Tenant shall be deemed to have waived the right to dispute any deductions from the security deposit for damages noted by the Landlord after move-out. Tenant acknowledges that failure to cooperate with the pre-move-out inspection shall not relieve Tenant from responsibility for any damages found after move-out, and shall constitute acceptance of the Landlord's post-move-out assessment of the premises' condition. c. Final inspection conducted on move out date. 7. Upon declaration of Typhoon/Tropical Storm Condition 2, Tenant shall be responsible to secure the unit including all typhoon shutters (if any). Tenant shall be liable for any damages in the event Tenant fails to properly secure the premises. 8. Installation of fasteners/hooks shall be subject to Owner or Property Manager approval. Tenant is required to restore wall to its original condition prior to vacating the unit. If painting is required, the whole wall must be painted as oppose to spot painting. 9. If applicable Tenant is solely responsible for maintaining the salt level in the water softener. If this is not maintained and replacement is required, tenant will be responsible for replacement. MAINTENANCE ISSUE REPONSE TIMES: a) priority 1: Emergency = no water/water leaks; no power/partial power; no A/C throughout; essential appliance (ie. stove, refrigerator) not working; and toilet overflow; response within 1 hour and/or landlord must provide alternative solution b) priority 2: A/C not cooling properly; no hot water; washer/dryer not operational; response within 4 hours and complete repairs within 5 working days. c) Priority 3: Clogged toilet if there is more than one; response within seven days and complete within 30 calendar days. 10. Tenant must register online for rent cafe portal, as this is the only acceptable form of payment for rent. 11. AC must be on at all times including service member if tenant underway, out to sea or off island. They are responsible to designate someone to check on unit while away or off island to prevent mold damage. Tenant will be liable for mold damage should this not be done.
