Kindly advise clients of the pre-qualification process which includes the following: Rent payment ability: Ideally, monthly income should be at least 3 x the rent rate. Proof of income -Verification of Employment or 2 most recent check stubs Copy of Photo I.D. -for all adults to reside in the unit Full security deposit must be paid (in cash or certified funds) to Listing Agency in order for the listing to be taken off the market. First month's (pro-rated) rent must be paid to Listing Agency on or before move-in date. Move-in will be scheduled within 10 days of approved and accepted offer. When preparing the lease kindly indicate the following: 1. In reference to paragraph 4 security deposit item B, security deposit is returned within 14 days. 2. In reference to paragraph 6 late charge item A, late fee will be equal to 10% of the rent rate. If paying by cashier's check or money order, please provide separate payments for security deposit and rent respectively. Thank you.
