In 1990 after working with the Bank of Hawaii on Guam, Tamio S. Clark established Blue Pacific Realty as an independent Real Estate firm to cater to the special needs of Japanese clients on Guam.  There was a special need at the time to have a local representative assist property owners in navigating around the requirements for development projects, including assistance in acquiring the necessary government approvals as well as overall business consulting services for the main offices overseas concerning development on Guam. In the early 1990’s when the Japanese economy suffered a devastating downturn, many Japanese property owners and banks holding mortgages needed to dispose of their holdings.  Blue Pacific Realty assisted several of these companies and worked in conjunction with the banks to successfully sell their holdings, a practice which continues to this day. Blue Pacific Realty expanded in 1995 when several experienced real estate agents joined to form a successful sales team. This team would work with sales and rentals, serving both residential and commercial clients. In the first decade of the new millennium Blue Pacific Realty was successful in the sale of a large tract of land that was developed into the Paradise Estates Subdivision. The firm assisted both the Seller and Buyer, culminating in an agreement that was satisfactory and beneficial to all parties.  During this time, Blue Pacific Realty also assisted Fujita Kanko in selling their former hotel site in Tumon as their exclusive agent, and shortly thereafter, also sold Takayama Bussan’s holding in Windward Hills Golf and Country Club. Since its inception, Blue Pacific Realty has been able to adapt to the ever changing economic conditions on Guam, consistently doing well in the face of continued economic uncertainty. Despite the depressed real estate market in 2011, Blue Pacific Realty was able to make the year one of its best--selling the Aurora Resort (former Okura Hotel) in Tumon to a Taiwanese group, the Guam Sanko Transportation building along Marine Corp Drive to Security Title, and the Lamlam Tours building (former Tsang Brothers location) also along Marine Corp Drive to Reliable Builders. The total value of properties Blue Pacific Realty was able to sell for its clients that year was over $30,000,000. Guam is a tropical island located in the Western Pacific, approximately 3500 miles southwest of Hawaii. Guam is approximately 30 miles long and 12 miles at its widest point. The indigenous inhabitants of Guam are called Chamorros and account for approximately 37% of the island's population. While the core of Guam's culture is Chamorro, the diverse blend of people who call Guam home have enriched the island community. As a result, there is no place just like it. The remaining months (July through November) constitute the rainy season. PLAN YOUR MOVE Most rental vacancies occur during the summer months.  This is the period when military families, and local families usually depart Guam.  This is the prime period for moving, with thousands of properties flooding the market.  It's still possible to find a home year-round, but summer is the best time. KNOW THE MARKET It's important to know the going rates for the property type you desire.  Any landlord in the MLS will  be advised by their Agent to price their property at market price, and landlords usually want to stick to that price tag.  However, our Blue Pacific agents many times can negotiate them down.  With that being said though, its important for you to adjust your expectations for what is available on the market within your price range. KNOW YOUR BUDGET Beyond monthly rent, there are other fees which may come into play:  Common area fees, landscaping fees, pool cleaning, power, water, internet, cable TV, telephone, etc.  Each property has its own fee requirements.  Some landlords (for an extra fee) will cover some utilities for you (however they usually charge more than if you were to obtain it yourself).  A Blue Pacific Agent can work with you to help establish your monthly budget.
STEP 1: PLAN AND PREPARE TO SELL You should start the planning several months before you want to sell.  This means identifying any maintenance or tidying up that can be done.  The property should not only be appealing to buyers, but must also pass inspection.  When to sell, is very important.  For instance: are you selling a home?  Summer is usually the best time to sell, because parents with kids prefer to move during this break period. STEP 2: GET A REALTY AGENT The biggest mistake you can make is to attempt to sell the property on your own.  Many sellers do this in an attempt to save on fees, but what they don't realize is that you may save on fees, but get  dramatically fewer and lower purchase offers.  The reason behind this is simple:  Real estate is a person-to-person business.  Agents from around Guam routinely work with each other to find each other buyers.  So even though you can attract potential buyers on your own, you will not attract as many suitors as if you were to go with an established Agency.  The more potential buyers, the higher your chance of getting the price tag you want. Along with that, Blue Pacific Agents are trained on the local real estate regulations that must occur for each sale.  Navigating these regulations on your own can be an impossible task for someone lacking experience in selling property. STEP 3: SET THE PRICE Once you have an Agent, they can help you find a Property Assessor.  It's important to price your property in-line with other properties that are like yours.  The reason for this is that if you get a buyer that is using a bank loan, the bank will assess the property on their own, and if it deviates from the market norm, the buyer's loan request will be denied.  Another reason is that most buyers will pass on your property if it is priced higher than the norm compared to other alike properties. STEP 4: MARKET YOUR PROPERTY This is where Blue Pacific Realty takes over.  We can get your property listed in the MLS, which can be seen by local and international buyers.  We also periodically advertise on local media to get the word out about specific properties.  We even prepare the on-property signage for you. STEP 5: SELL IT! From A-Z, Blue Pacific Realty handles all the back and forth negotiating that can occur between a buyer and you.  We advise you on when to say yes, and when to hold.  Our goal is to help you get the money your property is worth. STEP 6: CLOSE THE SALE Blue Pacific takes care of all the legal regulations and paperwork that must be filed with the bank, GovGuam, and other groups and agencies.  
Guam has several quality lending institutions. It's best to start with a bank you already do business with to get pre-qualified and then to see what sort of loan package they can offer. Then visit the mortgage departments of at least 2 or 3 other banks to do the same. KNOW THE EXTRAS When calculating your total monthly property cost, you must also take into account taxes and insurance.  Although it can be difficult to determine your specific taxation and insurance premiums, due to the variable nature of property costs, areas, and other factors, your lending institution  should be able to provide you with a price range estimate based upon your specific circumstances.  
Commercial Real Estate on Guam, like many other locations, is a person-to-person business.  Commercial buyers and sellers usually will only deal with large, established Brokers that have an established track-record of commercial deals.  Because of this, it is almost impossible to navigate the Guam commercial real estate market without assistance from a large, established Brokerage.
